Boot & Ship Bagillt

Popular community pub located in the village of Bagillit, near Holywell. The Boot & Ship is well supported by a core of locals and should be the heart of the community. Although trade is currently made up purely of drinks it should cater for various clientele across a number of different occasions, especially with the introduction of an enhanced drinks offer including real ales, craft beer and premium spirits. The pub benefits from a good location on the main road through Bagillit and is surrounded by houses which provides a large potential customer base. A well thought out 'rhythm of the week' entertainment programme including quiz nights, live music and charity events and the introduction of pool and darts teams would help boost mid-week trade.

The ingoing licensee will ideally know the local area and will work up a business plan based on unlocking the potential this traditional community local has to offer.

In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.

The Estimated Licensee Fixtures & Fittings (F&F) Value assumes that the pub will be let on a Rolling Tenancy or Business Start-Up Agreement, where we own the majority of the F&F. The F&F Value for Full Repairing & Insuring Leases will be significantly more.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.

Initial costs for a Fully Repairing and Insuring lease will be higher as rent is invoiced monthly in advance and all fixtures and fittings must be purchased
