Who we're looking for
If you’ve benefited from running or owning a pub business, we’d love to hear what experience you can bring. The right operator for Cask & Spindle will have extensive experience in food-led pubs or hospitality businesses with strong dining offers. They will have a clear vision for the food and drink menu, barista-style coffee offer, local marketing strategy and the development of year-round trade, and can create a memorable experience for their customers.
The successful operator will understand how to balance the needs of village regulars with the expectations of families, younger professionals and destination diners. They should be confident building a strong team, delivering consistently high standards and making the most of the pub’s internal and external trading spaces.

Trading Area & Facilities
The refurbishment of the Cask & Spindle will cover both the interior and exterior of the pub. A full list of works and pub floor plan can be found in the Downloads section.
The pub's trading area and facilities post refurbishment will be:

- Three-bedroom private accommodation with bathroom, kitchen, lounge and standard amenities
Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.
Where a significant investment is made in a pub by Star Pubs, an "Investment Exemption" will be required. The exemption means that the option of a Market Rent Option lease won’t be available at rent review for a period of up to seven years for this site, as per The Pub Code (2016).

Indicative entry costs

Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, F&F valuation fee & till floats. There will be additional ongoing charges payable during the term of the agreement such as property maintenance, repairs fund, SmartDispense. These costs will be outlined prior to completing a business plan and finalised at Heads of Terms.
The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs should be included in your financial assumptions in your business plan. Note that on FRI and Investment Tenancy Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased. A deposit of 6 month's rent will be required for operators trading under a Limited Company with no Guarantors. In order to ensure a successful start-up, all applicants must have a minimum Β£10,000 un-borrowed funds.

Refurbishment details
A full internal and external transformation, estimated at around £460,000, will completely reposition the Cask & Spindle. The project will refresh the pub’s appearance, improve its layout and facilities, strengthen the food offer and create more reasons to visit throughout the day and across the seasons.
The works will include a new dining space, a dedicated locals’ bar, a refitted commercial kitchen, a complete interior décor refresh, new external signage, a revitalised pub garden and improvements to the private accommodation. Together, these changes will create a modern, welcoming village pub with the character and flexibility to serve both everyday local occasions and destination dining visits.
What's happening?
Inside, the main trading area will be transformed to create a welcoming bar at the heart of the pub, complemented by a separate dining room and a snug. A dedicated locals’ bar will provide an intimate, comfortable setting for village regulars, helping the pub rebuild a strong sense of community while protecting the quality of the dining experience elsewhere in the venue.
The commercial kitchen will be refitted to support a strong food-led offer, while the new dining space and refreshed décor will help establish the Cask & Spindle as one of the most appealing places to eat and drink in the village. A barista-style coffee offer will also open up daytime trading opportunities and give customers another reason to visit beyond traditional lunch and evening occasions.
Outside, refreshed signage and improvements to the frontage will strengthen kerb appeal and make the investment immediately visible from the busy road. The pub garden will be completely revitalised to accommodate 72 external covers, supporting summer trade, family visits, relaxed drinks and informal dining. The private accommodation will also be refurbished, providing an attractive three-bedroom home for the incoming operator.
The operator will have scope to shape the detailed food, drink, coffee and events offer. The opportunity is to build a pub that feels rooted in Shepley while having enough quality, confidence and consistency to attract customers from the wider area.
