Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process. Where a significant investment is made in a pub by Star Pubs & Bars, an "Investment Exemption" will be required. The exemption means that the option of a Market Rent Option lease won't be available at rent review for a period of up to seven years for this site, as per The Pub Code (2016).

Trading Area & Facilities

Inside, the pub is spacious and can accommodate circa 100 covers. The pub is split into two distinct trading areas - one for drinking and one for dining. There is also a private ' Tea Room' style dining area.

The pub will receive new decoration throughout. We will add new booth seating to the dining room, along with a new carvery station. New carpeting and tiled flooring will be added throughout. In the bar, we will add a mix of free and fixed seating. The bar itself will receive new mirrored shelving and a glass gantry.

Outside, we will add a canopy to the patio. New fixed seating will be added, along with mood-setting features like festoon lighting and planters. The pub's outdoor space can accommodate circa 70 covers.
