This pub is perfectly located to cater to a wide range of customers. Situated close to the Nottingham Trent University campus, it benefits from its proximity to the city’s large student population. It is next to the A453 leading out from Nottingham city centre to the M1 so is in a great position with heavy amounts of passing trade. The area around the pub is already densely populated but there are plans to build a further 3,300 houses locally, creating another source of potential customers. This means that the option of a Market Rent Option lease won't be available at rent review for a period of up to seven years for this site.
