Trading Area & Facilities

A charming, relaxed, lived-in type of pub.  There is a lounge area is currently used for food with a large log burner and inglenook Fireplace and a separate bar area used by the locals with a dart board, juke box and AWP. There is a large separate function room with its own bar and separate entrance great for private functions, opening into the courtyard.

The courtyard is large and can accommodate 10-15 benches, a small separate beer garden and a large gravel car park, and outside brick-built storage sheds.

The private accommodation consists of 3 bedrooms; a lounge; separate kitchen and bathroom.  In line with our Ready to Trade Promise, we will ensure the private accommodation is in good condition, so that you can focus on your business.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
Note that on FRI Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased.

A deposit of 6 month's rent will be required for operators trading under a Limited Company with no Guarantors.
