The pub's trading area and facilities post refurbishment will be:

Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.

The above figures are provided as a guide only and will be finalised as part of the commercial agreement. All figures quoted are exclusive of VAT.

Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, F&F valuation fee & till floats. There will be additional ongoing charges payable during the term of the agreement such as property maintenance, repairs fund, SmartDispense. These costs will be outlined prior to completing a business plan and finalised at Heads of Terms.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs should be included in your financial assumptions in your business plan. Note that on FRI and Investment Tenancy Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased. A deposit of 6 month's rent will be required for operators trading under a Limited Company with no Guarantors. In order to ensure a successful start-up, all applicants must have a minimum Β£10,000 un-borrowed funds.

What we're planning & why

Wellington Bar is planned to receive both internal and external refurbishment, focused on modernising the customer experience and strengthening the pub’s presence in Falkirk town centre. The investment value is to be confirmed. Key works will include an interior décor refresh, a new gaming and entertainment zone and new external signage.

What's happening?

Inside, the décor refresh will create a more contemporary and welcoming environment that better meets modern customer expectations while retaining Wellington Bar’s role as a community pub. A new gaming and entertainment zone will make better use of the available trading space and give the pub a stronger reason to visit for sports, games and social occasions.

Externally, new signage will improve the pub’s kerb appeal and make it more noticeable within the busy town-centre setting. Together, these changes will help Wellington Bar build on its established drinks-led trade while widening its appeal to a broader customer base, including younger professionals looking for somewhere to meet after work. The right operator will need to bring energy to the entertainment offer, maintain a strong drinks proposition and actively market the pub to the local community and town-centre audience.
