Community Pub with Plenty of Potential

The Spinning Mill is a charming community local situated on a busy roadside on the boundary of Colne and Nelson. The area is supported with good demographics and locals consist mainly of young couples, families and mature couples. Great footfall opportunities exist through the well-known Boundary Mill Stores in Colne, the major supermarket nearby and some of the local businesses in the immediate area.

The pub is currently known for its welcoming atmosphere and in recent times, great pub grub. The Pubs internal layout is easily manageable on the one hand that it’s a one room operation, but the carefully designed zones does allow it to be all things to all people: Staff can easily manage drinkers playing pub sports such as Pool or Darts while catering for casual diners or even semi private functions in the ‘dining area’ of the pub.
The pub would suit a food menu that plays into the home cooked with fresh ingredients arena, possibly even locally sourced and promote itself of being a pride of Pendle and the surrounding areas. All the local classics should feature, such as homemade pies and the beloved Sunday Roast. Cask Ale can also a big winner at this pub.

Internally the Spinning Mill is a one bar operation, divided into zones, of drinking, eating and traditional pub games.  This is a traditional pub with a cosy homely feel and generous amounts of light from the large glazed windows.

The site also benefits from an additional income stream of two Gaming Machines.

Externally the hidden gem of a great beer garden to accommodate your guests with picnic style bench sets.  Parking facilities also available for approximately twenty vehicles.

In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.
The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
Note that on FRI Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased.

A deposit of 6 month's rent will be required for operators trading under a Limited Company with no Guarantors.
