The Stonehouse occupies a great location in the town centre of Hamilton, a busy town close to Glasgow. The pub is currently well established on the drinking circuit but Star plans to invest in the pub to transform it into a vibrant space for socialising with great beers, ciders and premium drinks and cocktails.

Plans include the introduction of kitchen to support a casual dining offer with sharing plates, quick bites and fantastic coffee.

Trading Area & Facilities

The Stonehouse Bar is currently and open trading space with the horseshoe bar as the focal point. There is a mixture of fixed and loose seating.

We plan to add a small kitchen that will cater for around 40 covers and the new decor will be full of natural finishes such as wood and stone, contrasted against contemporary fabrics and colours.

Externally, the pub is a corner plot that increases visibility, the pavement licence allows for four tables.

Please note: Any refurbishments are subject to final board approval. Where Star Pubs has invested in a site, the options to rent fixtures and fittings and deposit build up is not available.

The Estimated Licensee Fixtures & Fittings (F&F) Value assumes that the pub will be let on a Rolling Tenancy or Business Start-Up Agreement, where we own the majority of the F&F. The F&F Value for Full Repairing & Insuring Leases will be significantly more.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
