The Musketeer is located in Banbury, a market town in Oxfordshire that has a rich history. The pub itself is based on Ruscote Ave, a busy main road that is surrounded by suburban housing. There are over 45,000 adults living within walking distance, which provides an excellent future customer base.

The Musketeer currently has a drinks offer, with a small menu for lunch time and evening meals. The future vision for the site is to increase the food element of the trade. With a children's play area, the pub is a great option for families to visit and host special occasions. The large beer garden is a fantastic attraction for locals and also those further afield. It is certainly a hot-spot on a warm sunny day.

Trading Area & Facilities

The interior of The Musketeer has a conventional appearance. The colour scheme is mostly white, red and yellow which gives it a warm and welcoming vibe. The front of the pub has large windows which let in a vast amount of natural light during the day. The trading area consists of a long L-shape bar with room for ample taps and space for customers. Towards the back of the pub is a large cordoned-off games area consists of a pool table and dartboard.

Outside The Musketeer there are multiple large open spaces. These consist of a children's play area, a beer garden that has 8 benches and an area at the front of the pub with 6 benches, allowing room for an additional 84 customers. The site has a large car park that spans around the grounds which can hold approximately 50 cars.

Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.

Where a significant investment is made in a pub by Star Pubs & Bars, an "Investment Exemption" will be required. The exemption means that the option of a Market Rent Option lease won't be available at rent review for a period of up to seven years for this site, as per The Pub Code (2016).

Private Accommodation

The private accommodation consists of bedrooms, kitchen & bathroom and a lounge and where required there will be appropriate works carried out in line with the Star Pubs & Bars Ready to Trade Promise.
