The Hamers Arms is located in the idyllic location in the heart of Summerseat, Bury. The area is supported by mixed demographics of families, professionals and mature couples and, as such, has the opportunity for the operator to create a loyal and lucrative customer base.

This is a national awarding winning pub, successfully winning the 'Heart of the Community' award within Star Pubs and Bars estate. It is a cosy friendly community pub.

The current offer of tasty traditional pub food, complimented with a fine selection of Cask, Wines, Cider and Beer while taking great pride in Real Ales.

Trading Area & Facilities

Currently, the Hamers has the ability to cater for fifty dining guests and boasts a real log fire where you can relax in those cold winter months. The space is divided into bar and dining area. A choice of entertainment is also available to host both pool and darts teams.

Externally, there is a welcoming beer garden at the back of the building fenced off for privacy. The pub also benefits from car park facilities for approximately 20 spaces.

The private accommodation at the Hamers Arms consists of three bedrooms, kitchen, lounge and bathroom. In line with our "Ready to Trade Promise" should any works be required, we will ensure your private accommodation is in good order so that you can focus your energy on getting business right.

The Estimated Licensee Fixtures & Fittings (F&F) Value assumes that the pub will be let on a Rolling Tenancy or Business Start-Up Agreement, where we own the majority of the F&F. The F&F Value for Full Repairing & Insuring Leases will be significantly more.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
