About the area

The Woolpack occupies a high street position in Brigg, the area's main market town and an established retail and transport hub. Around 5,400 adults live within a 20-minute walk, and the pub benefits from a busy hospitality scene with eight competitors and a well-established circuit trade.

The existing customer base is predominantly drinks-led. The refurbishment will create a distinctive Irish-themed venue capable of attracting a broader and more diverse audience, whether visiting as a destination or as part of a night out in the town centre.

Trading Area & Facilities

The refurbishment of the Woolpack will cover both the interior and exterior, including the outside trading space.

The pub's trading area and facilities post refurbishment will be:

  • Main trading area with bar
  • New sports and entertainment zone
  • New stage for regular live entertainment
  • 82 internal covers
  • 56 external covers
  • HEINEKEN SmartDispense system
  • Small patio
  • Car park with 10 spaces
  • Private accommodation with two bedrooms
  • Up to nine letting rooms, subject to confirmation

Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.

Where a significant investment is made in a pub by Star Pubs, an "Investment Exemption" will be required. The exemption means that the option of a Market Rent Option lease won't be available at rent review for a period of up to seven years for this site, as per The Pub Code (2016).

The above figures are provided as a guide only and will be finalised as part of the commercial agreement. All figures quoted are exclusive of VAT.

Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, F&F valuation fee & till floats. There will be additional ongoing charges payable during the term of the agreement such as property maintenance, repairs fund, SmartDispense. These costs will be outlined prior to completing a business plan and finalised at Heads of Terms.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs should be included in your financial assumptions in your business plan. Note that on FRI and Investment Tenancy Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased. A deposit of 6 month's rent will be required for operators trading under a Limited Company with no Guarantors. In order to ensure a successful start-up, all applicants must have a minimum Β£10,000 un-borrowed funds.

What we're planning & why

Refurbishment details

This full internal and external transformation, supported by an investment of around £291,000, will reposition the Woolpack as a contemporary Irish circuit bar with a high-impact sports and entertainment offer.

The project will refresh the exterior and signage, renew the interior, create a dedicated entertainment and sports zone, improve the outside trading space and update the private accommodation.

What's happening?

The pub will be redesigned around a new-generation Irish theme, creating a distinctive environment that stands apart within Brigg's competitive circuit. New signage and a full interior refresh will introduce a clear identity and a stronger customer experience from arrival.

A newly created stage will support regular live entertainment, while an upgraded sports area will provide a high-quality setting for key fixtures. Together, these elements will create more reasons to visit, encourage longer dwell times and establish the Woolpack as both a destination and an essential stop on the town's circuit.

The drinks offer will focus on HEINEKEN UK brands alongside Guinness and Murphy's, supported by a coffee offer. The operator will have scope to shape the wider entertainment programme and maximise the pub's evening, weekend and event-led trade.
