The Pack Horse is Located in the beautiful village of Northborough, only 7 miles from Peterborough. Situated on the main road accessing the village, its demographics attracts mature retired locals and clientele from the neighbouring villages. Near to the “Northborough Manner House” this pub is perfectly positioned for attracting visitors to stop off whilst in the area.

The Pack Horse currently offers a wide portfolio of both premium and standard lagers and ales. The food offer is high quality pub food that can accommodate 70 covers. The Pub will be Let as is but we believe that the right operator will be able to make the most of this fantastic opportunity to develop and enhance the current food and drink offering further. Locals enjoy the variety of events the pub hosts, such as monthly live music sessions and their successful beer and food festivals.

Trading Area & Facilities

Internally the Pack Horse is a charming pub split into two areas accommodating clientele who wish to enjoy a drink or dine out.
The main bar is traditional, located in the middle of the pub with 3 service points. The restaurant area boasts of high ceilings and wooden beams. The original built in fire place is one of the key features creating an inviting atmosphere especially in the winter months.

To the rear of the restaurant is a larger separate area which can be used for small events.

The Packhorse is a traditional stone built exterior with a good size car park with approximately 15 spaces.
The garden has a sizable seating area at the front of the pub, which is fenced off from the main road with access from the main bar.

Private Accommodation

The private accommodation at the Pack Horse consists of two bedrooms, lounge, kitchen, bathroom. In line with our Ready to Trade Promise, we will ensure the private accommodation is in good condition, so that you can focus on your business

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
Note that on FRI Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased.
