About the pub

The Knowle is a welcoming local pub, providing a premium food and drinks range that combines a quality pub atmosphere, live sports and social events.

A full refurbishment of this pub is planned to help you drive trade. Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.

Located in an established Bristol suburb, The Knowle benefits from 5,377 adults living within walking distance. The pub is one of a handful of local pubs serving the wider area, with no main pub competitor within a 10-minute walk, while nearby tennis and bowls clubs help support local footfall.

The existing customer base is made up of loyal locals within a 10-minute walk, including midlife adults with and without children. Following refurbishment, there is an opportunity to broaden its appeal to families, casual diners, walk-ins, destination visits and customers looking for Sky Sports in a defined sports zone.

The offer

The Knowle is available on our Just Add Talent Management Agreement. Just Add Talent operators are paid a weekly revenue share of between 20-30%, determined by the pub earnings, potential and size, and a quarterly award of 20% uncapped net operating profit.

The food sales split is to be confirmed once the final modelling is available.

Trade is expected to be driven by the full JAT food menu, a premium drinks range, cask ales, full barista coffee, Sky Sports in a defined sports zone, social events and maximising the refreshed garden across key seasonal periods. We’re also really interested to hear your ideas on how you would drive trade.
