Trading Area & Facilities

The refurbishment of the pub will focus primarily on the interior and exterior presentation, improving both the internal trading space and the pub’s kerb appeal. A full list of works and pub floor plan can be found in the Downloads section.

The pub's trading area and facilities post refurbishment will be:

Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.

The above figures are provided as a guide only and will be finalised as part of the commercial agreement. All figures quoted are exclusive of VAT.

Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, F&F valuation fee & till floats. There will be additional ongoing charges payable during the term of the agreement such as property maintenance, repairs fund, SmartDispense. These costs will be outlined prior to completing a business plan and finalised at Heads of Terms.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs should be included in your financial assumptions in your business plan. Note that on FRI and Investment Tenancy Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased. A deposit of 6 month's rent will be required for operators trading under a Limited Company with no Guarantors. In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.

What we're planning & why

Refurbishment overview

The Inn on the Corner will benefit from a targeted refurbishment designed to refresh the pub internally and externally, improving the overall customer experience while enhancing the pub’s trading potential. The works will focus on upgrading décor, furniture, lighting and key trading features to create a more comfortable and appealing environment for customers.

What's happening?

The refurbishment will modernise the pub while retaining its welcoming community feel. Internally, the trading area will be refreshed with new carpet, restored flooring and upgraded lighting to brighten the space and improve atmosphere. The bar area will be enhanced with improved back-bar displays including mirrors, illuminated bottle steps and tiling, creating a stronger visual focal point for the venue.

New furniture throughout the pub will provide a more flexible layout, supported by the removal of redundant fixed seating and the refurbishment of existing seating with new upholstery. Two large televisions will also be installed, creating opportunities to attract customers for live sport and group gatherings.

Customer facilities will be improved with full decoration across the ladies’, gents’ and unisex toilets, along with general repairs and a full deep clean.

Externally, the pub will benefit from new signage, full decoration and enhanced visual touches such as gold leaf effect vinyls and hanging baskets, helping to strengthen the pub’s kerb appeal and attract passing trade.
