The Hope & Anchor sits in the pleasant village of Greatham, just off the A689 and ideally positioned between Hartlepool and Billingham. The village lies on the edge of the Teesmouth National Nature Reserve, an area known for its wildlife and natural beauty, while the nearby Tees river area is home to major employers including Hartlepool Power Station and Tata Steel. The pub has historically attracted a loyal customer base, particularly for food, before closing in October 2025. Following refurbishment, the aim is to reposition the Hope & Anchor as a destination community pub that appeals to a broader audience, including families, casual diners and younger professionals looking for a welcoming place to meet, eat and socialise.

Trading Area & Facilities
The refurbishment of the pub will cover both the interior and exterior of the site. A full list of works and pub floor plan can be found in the Downloads section.
The pub's trading area and facilities post refurbishment will be:

Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.
Where a significant investment is made in a pub by Star Pubs, an "Investment Exemption" will be required. The exemption means that the option of a Market Rent Option lease won't be available at rent review for a period of up to seven years for this site, as per The Pub Code (2016).

These costs will be outlined prior to completing a business plan and finalised at Heads of Terms.
The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs should be included in your financial assumptions in your business plan. What we're planning & why
A significant investment of around £260,000 will deliver a full internal and external refurbishment, breathing new life into the Hope & Anchor and transforming it into a vibrant community hub with strong appeal for both locals and visitors.
What's happening?
The refurbishment will completely refresh the interior of the pub, introducing new floor finishes, updated fixtures and fittings and a traditional yet welcoming décor scheme. These improvements will create clear zoning throughout the trading space, allowing the pub to comfortably accommodate drinkers, diners and those visiting to watch live sport.
Externally, the beer garden will be upgraded with restored decking, improved lighting and redecoration, creating a pleasant outdoor space for customers to relax and socialise. The exterior of the building will also receive new signage, lighting and decoration to signal a clear new chapter for the pub and attract attention from the village and passing trade.
The catering kitchen will also be upgraded in both layout and equipment, allowing for more efficient service and the ability to cater for greater numbers. This will support a stronger food offer, including signature dishes such as a Parmo worth travelling for, alongside a drinks range that offers something for all tastes and budgets.
The pub will also provide flexible space for live sport, games and entertainment, helping it become a lively community meeting point throughout the week.
