Apply for this Pub

We are planning a refurbishment in the region of £318,000 to transform Hemingways into a premium local pub, with refreshed interiors, an inviting exterior and a versatile offer for different occasions. What would you do with this pub to make it a success?

About the area

Located in Leith, north of Edinburgh city centre, Hemingways sits in a lively high street setting with a vibrant hospitality scene. There are eight competing venues within walking distance, ranging from traditional pubs to Michelin-starred restaurants. The area attracts young, affluent consumers and benefits from visitors to The Shore, the Farmers Market and the Royal Yacht Britannia. Constitution Street tram stop is around a 10-minute walk away. Approximately 12,500 adults live within a 10-minute walk, rising to 35,000 within 20 minutes.

The pub has previously relied on weekend trade and has since closed. The investment creates an opportunity to re-establish its reputation with a distinctive, all-day offer. A refreshed bar, dining spaces and outdoor terrace will help Hemingways attract a broader audience, including local residents, families, casual diners and younger professionals looking to socialise after work, as well as walk-in and destination customers.

The offer

Hemingways is available on our investment tenancy agreement. Click here for more information on this agreement. Please refer to the Refurbishment Details section for details of the investment being made.

What we're planning & why

Star Pubs is planning an investment of approximately £318,000 to refurbish both the interior and exterior of Hemingways, transforming it into a stylish premium local that makes the most of its prominent Leith location.

The investment will include a complete refresh of the bar and interior décor, external redecoration and new signage, improvements to the pub garden and a refitted commercial kitchen. Together, these improvements will create an attractive destination capable of delivering a quality food and drink experience throughout the day.

What's happening?

The refurbishment will create a traditional yet modern feel, combining the warmth and character of a local pub with the standards and style expected from a premium hospitality venue.

Inside, the main bar and trading areas will be completely refreshed to create inviting surroundings for drinks, dining and socialising. Distinct spaces will cater for different occasions, from relaxed drinks and informal catch-ups to family meals and group celebrations.

The separate dining room and snug will provide flexibility, while the private area towards the rear of the pub offers opportunities for gatherings, local interest groups and community activities.

A refitted commercial kitchen will support the development of a strong food offer, helping Hemingways rebuild its reputation for quality dining. The new operator will have the opportunity to establish an appealing menu that attracts customers for lunch, dinner and other occasions throughout the week.

The drinks offer will focus on a great selection of premium beers, spirits and wines, creating a quality experience for those visiting for a casual drink or an evening out.

Externally, full redecoration and a new signage scheme will give Hemingways a refreshed identity and improve its visibility to passing customers. There is also an opportunity to explore a new name for the pub, with suggestions welcomed from the incoming operator.

The refurbished pub garden and large beer terrace, with approximately 40 external covers, will provide an appealing setting for outdoor drinks and dining, particularly during warmer months.

With several distinct trading spaces and a flexible layout, Hemingways will also be well placed to host community events, interest groups and running clubs, helping establish the pub as a welcoming hub for the local neighbourhood.

Why invest?

The planned refurbishment presents an exciting opportunity to re-establish Hemingways as one of Leith's go-to destinations for quality food, premium drinks and social occasions.

By creating an inviting interior, improving the exterior and making better use of the pub's trading spaces, the investment is expected to attract a wider customer base, encourage more daytime visits and increase the frequency of repeat custom.

The combination of a stronger food offer, premium drinks, flexible spaces and an attractive outdoor terrace will give the new operator multiple opportunities to grow trade throughout the week.

Following the refurbishment, turnover is projected to reach approximately £15,000 net per week, supported by increased footfall, a broader range of trading occasions and stronger local engagement.
