Lively Town Centre Pub

The Dubliners is a lively pub located a short walk from the town centre of Stockton-on-Tees, between Stockton-on-Tees and the adjoining town of Thornaby. Stockton-on-Tees is a market town with a history of shipbuilding and the River Tees is used for the backdrop of riverside events and water sports. The pub is situated between Thornaby train station and the River Tees with a variety of offices and local businesses surrounding it. Durham University Queen's campus and Stockton Riverside College, including student accommodation are also nearby. Thornaby has had significant regeneration in the last 10 years and holds an annual Yorkshire Day event in September, which can draw as many as 10,000 visitors. Due to its location the pub is popular among local residents, professionals and students and there is excellent potential for the right operator to drive trade through an appealing, great value food and drink offer.

The Dubliners currently offers a home-cooked pub classics food menu accompanied by a premium drink offer and runs a number of good value food deals. The pub has a varied events calendar with live music and live sports. The current offer works well, but there is potential to refresh the food offer and expand on the events calendar to help drive additional trade.

Positive Local Operator Required

We are looking for a positive and ambitious local operator to take on the Dubliners. You will be experienced in the pub trade and know what it takes to run a great town centre pub. Prior experience of developing an enticing food offer and events calendar will be essential for this pub.

Trading Area & Facilities

Internally, the Dubliners has a modern decor with natural finishes in wood and light painted walls and panelling. The main trading area consists of a large open plan area with mixed seating and a galley style bar as the main feature. There is a fully operational kitchen.

Externally, the pub is a traditional painted building on a corner plot with eye-catching signage giving it definite kerb appeal. There are picnic benches to the front and a courtyard with covered seating to the rear to make the most of the summer months. In addition there are a number of parking spaces at the front.

Private Accommodation

Private accommodation at the pub consists of bedrooms, kitchen, living room and bathroom. In line with our Ready to Trade Promise, we will ensure the private accommodation is in good condition, so that you can focus on your business.

In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.
The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
Note that on FRI Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased.

A deposit of 6 month's rent will be required for operators trading under a Limited Company with no Guarantors.
