About the area

Station Bar is on the high street in Helensburgh, a seaside town with a population of around 14,000. The pub sits directly behind the railway station, is around a 45-minute train journey from Glasgow Central and also benefits from footfall associated with the nearby Faslane Submarine Base.

There are 2,374 adults within a 10-minute walk and 7,364 within a 20-minute walk. Station Bar is one of several pubs within walking distance, with seven competitors in the local market, largely made up of traditional wet-led venues.

The pub currently trades predominantly as a wet-led business, attracting a loyal but more mature customer base and offering relatively few reasons for destination visits. The investment will broaden its appeal to a more diverse customer base, including families and casual diners, while creating more walk-in and destination trade.

The pub's trading area and facilities post refurbishment will be:

Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.

Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, F&F valuation fee & till floats. There will be additional ongoing charges payable during the term of the agreement such as property maintenance, repairs fund, SmartDispense. These costs will be outlined prior to completing a business plan and finalised at Heads of Terms.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs should be included in your financial assumptions in your business plan. Note that on FRI and Investment Tenancy Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased. A deposit of 6 month's rent will be required for operators trading under a Limited Company with no Guarantors. In order to ensure a successful start-up, all applicants must have a minimum Β£10,000 un-borrowed funds.

What we're planning & why

An estimated £135,000 investment will transform Station Bar both inside and out. The scheme will refresh the exterior and signage, completely redecorate the bar and re-establish a food offer and dining area to the rear, creating a more attractive premium local pub with wider appeal.

What's happening?

The exterior will be fully redecorated and supported by a new signage scheme, signalling change, improving kerb appeal and helping Station Bar stand out to people arriving in the town and using the nearby railway station.

Inside, the bar will receive a complete refresh and redecoration to deliver a better drinking experience and bring the venue up to modern customer expectations.

The food offer and dining area to the rear will be re-established, creating another reason to visit and helping the pub appeal to families and casual diners. Good local pub favourites, with the successful operator expected to shape the final menu.

Live sport, DJs and karaoke are already identified as entertainment opportunities. Combined with the refreshed surroundings, these can help the operator build a varied weekly programme that supports both regular community trade and new destination visits.

Why invest?

The investment will help Station Bar rebuild its local reputation, make better use of its trading space and create a more modern customer experience. A stronger frontage, improved bar environment and re-established food offer are expected to increase footfall, broaden the customer base and encourage more frequent visits throughout the week.

Turnover is expected to increase by around £5,000, reaching approximately £9,300 net per week following the refurbishment.
