Due to receive major investment of £190k by Star Pubs & Bars, The Red Lion is friendly, local pub which benefits from a central village location. The large village of Paulton is located to the north of the Mendip Hills and acts as a commuter town to Bristol & Bath. As one of only two pubs in the village and with many families and mature professionals in the area, The Red Lion has plenty of opportunity to become a celebrated local.

The planned refurbishment works will completely overhaul the pub to create a relaxed and cosy atmosphere in a charming, contemporary setting. Internally, distinct areas will be created to ensure guests have a wonderful experience whether it's to eat some tasty pub grub, watch their favourite sports team or simply enjoy a casual cask ale. Due to the desirable town centre location, by day The Red Lion should be a sanctuary for weary shoppers, be it breakfast, coffee, a quick bite at lunchtime or chilled glass of wine. By night it should change into a town centre bar which can be enjoyed by local residents.

Trading Area & Facilities

Internally, as part of the refurbishment works, the bar and snug will receive a full refurbishment. The snug will be made to feel warmer and more traditional, whilst making the existing fireplaces key features. A dedicated darts area will be created and the DJ booth will be removed. The existing fixed seating will be recovered and refurbished with new loose furniture provided to improve the feel of the site and bridge the area between the bar and dining area.

Outside, a new signage scheme, feature lighting and planting will be installed to improve kerb appeal and give a warmer, more traditional façade. The main entrance door from the road will be painted red to create a clearer entrance, while contemporary colours of red, black and gold will be used on the signage itself.

Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.

Where a significant investment is made in a pub by Star Pubs & Bars, an "Investment Exemption" will be required. The exemption means that the option of a Market Rent Option lease won't be available at rent review for a period of up to seven years for this site, as per The Pub Code (2016).

Private Accommodation

The private accommodation consists of four bedrooms, kitchen & bathroom and a lounge. Where required there will be appropriate repair works carried out in line with the Star Pubs & Bars Ready to Trade Promise.

The Estimated Licensee Fixtures & Fittings (F&F) Value assumes that the pub will be let on a Rolling Tenancy or Business Start-Up Agreement, where we own the majority of the F&F. The F&F Value for Full Repairing & Insuring Leases will be significantly more.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
