Pearce’s Bar brings people together over premium food and drinks and live events in stylish surroundings where energy builds from day to night. A full refurbishment of this pub is planned to help you drive trade. Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.

Located on Elm Row in Edinburgh city centre, the pub sits just a five-minute walk from St James Quarter and the start of Princes Street, placing it in a busy and vibrant hospitality area with strong footfall from shoppers, workers and tourists. There are 11,261 adults within a 10-minute walk and over 53,000 within 20 minutes, offering a strong base of potential customers. The area features a variety of competing venues, but there is clear opportunity for a standout contemporary offer to capture additional trade.

Trading Area & Facilities

The refurbishment will cover both the interior and exterior of the pub. The transformation will refresh the external look to retain its iconic presence while signalling change, alongside a full internal redecoration to create a more premium, contemporary feel. The kitchen will also be upgraded to support a strong food offer, helping to broaden the pub’s appeal and drive additional trade.

The pub's trading area and facilities post refurbishment will be:

  • Internal covers for approximately 83 guests (circa 50 dining and 33 drinking)
  • External seating for circa 70 guests
  • HEINEKEN SmartDispense system
