Trading Area & Facilities

The refurbishment will deliver a full transformation of the pub, including its interior and exterior areas. A full list of works and pub floor plan can be found in the Downloads section.

The pub's trading area and facilities post refurbishment will be:

Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.

Where a significant investment is made in a pub by Star Pubs, an "Investment Exemption" will be required. The exemption means that the option of a Market Rent Option lease won't be available at rent review for a period of up to seven years for this site, as per The Pub Code (2016).

The above figures are provided as a guide only and will be finalised as part of the commercial agreement. All figures quoted are exclusive of VAT.

Estimated Working Capital is an estimate of key start-up costs such as professional fees, training fee, premises license fee, F&F valuation fee & till floats. There will be additional ongoing charges payable during the term of the agreement such as property maintenance, repairs fund, SmartDispense. These costs will be outlined prior to completing a business plan and finalised at Heads of Terms.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs should be included in your financial assumptions in your business plan. Note that on FRI and Investment Tenancy Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased. A deposit of 6 month's rent will be required for operators trading under a Limited Company with no Guarantors. In order to ensure a successful start-up, all applicants must have a minimum Β£10,000 un-borrowed funds.

What we're planning & why

A planned investment of £199,000 will deliver a full transformation of The New Inn, including both the pub itself and its outdoor areas. The scheme will refresh the interior décor, improve the pub's external presentation with new signage, revamp the pub garden and enhance the car parking provision, creating a very different venue from the former Number 33.

What's happening?

The pub will be renamed The New Inn, returning it to a name with roots in its history, while the overall concept will move from a cocktail venue to a premium local inspired by a traditional London-style pub. The transformation is intended to make the pub more relevant to the changing local audience and create a stronger reason to visit throughout the week.

Inside, a refreshed décor scheme will create a warmer, more traditional pub environment across the main trading area and snug. Outside, new signage will improve kerb appeal, while the revamped garden will create a stronger space for seasonal trade. Improvements to the car parking provision will further support accessibility for customers travelling to the pub.

The drinks, food and entertainment offer remains open to ideas from the new operator. The opportunity therefore calls for an experienced operator who can build a compelling premium local offer around the new environment, appeal to beer drinkers and younger professionals, encourage after-work visits and rebuild the pub's reputation within the community.

Why invest?

The investment is designed to give The New Inn a clear new position in the Farsley market, modernising the customer experience while reconnecting the pub with its traditional roots. By improving the interior, frontage and outdoor space, and broadening its appeal beyond weekend trade, the refurbishment is anticipated to increase turnover by around £4,000 per week.
