Located within the community of Hasland, The Devonshire Arms sits close to great transports links for commuters in to Chesterfield. The pub has a great community feel due to its proximity to a wealth of housing, schools and community focussed areas. Demographics in the area are good with over 4,000 adults living within a 10 minute walk of the site, consisting mainly of professional families with older children who enjoy a comfortable lifestyle.

The pub is a large and open two-room operation, with space for relaxed dining and the enjoyment of pub games and live sports. Located in the Heart of Hasland this already successful site will receive an £80,000 investment to reposition it as the best sports led pub in the area with the best outdoor space! We will be looking to rejuvenate all the seating and wooden features of the outdoor space, with the addition of a new pergola and attractive lighting. In addition the outdoor space will feature external TV screens and heating, perfect for maximising trade from this year's amazing summer of sport.

The site currently has a food offer, but we will be looking to utilise the development to re-launch the food with our new operator and maximise the impact of the investment and develop multiple income streams for the site. With a brilliant small classic pub menu, an array of drinks such as coffee and cocktails and fantastic outdoor space, the Devonshire Arms is a pub that the whole community can enjoy. The pub is a go-to destination due to its fantastic events and entertainment on a weekly basis with an emphasis on karaoke. The pub's separate function room would allow for an operator to cater to private functions all year round. There is on-street car parking near the site.

Trading Area & Facilities

Inside, the main pub is open plan and serviced by a central bar and two distinct trading areas - one dedicated to pub games and sports. There are a variety of seating option available to customers which include loose seating and high tables. There is a lovely function room to the side of the pub, which can be used solely for private events throughout the year. The interior design of the pub is modern yet comfortable in its approach.

Externally, the pub has massive kerb appeal due to its soon to be refurbished large attractive outdoor trading area at the front of the premises. There is plenty of space for thirsty customers to settle with a well poured pint on a warm summer day.
