Iconic LGBT Venue in Leeds

The Bridge Inn sits on the corner of Bridge End opposite Lower Briggate. It is a small venue with plenty of character and is one of Leeds' longest running LGBT venues. The Bridge Inn is known for it's regular karaoke evenings. The pub boasts a reputation for community spirit, and as a party pub in the city.

The next operator of The Bridge should drive trade through entertainment and events. Advertising these events through social media and a website will be key. The new operator should add a more premium offer to the current drinks menu.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
Note that on FRI Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased.

A deposit of 6 month's rent will be required for operators trading under a Limited Company with no Guarantors.
