We are planning to invest around £450,000 in the Black Horse, Barnet, transforming it into a welcoming food-and-drink destination with refreshed interiors and a standout pub garden.
What would you do with this pub to make it a success?

About the area

The Black Horse is set in a residential part of Barnet, close to the town centre and next to a park. Its position offers access to local footfall as well as an established neighbourhood audience, with around 18,000 adults living within walking distance. The pub is one of a handful of local options, with four competitor pubs nearby, so there is a strong opportunity to make it stand out through the quality of its offer and surroundings.

The pub currently attracts a loyal, predominantly more mature customer base. The planned investment will help retain those regulars while broadening its appeal to a more diverse audience, especially families and casual diners looking for a comfortable place to eat, drink and spend time together. Refreshed indoor spaces, a stronger food offer and an inviting garden will give people more reasons to visit throughout the week.

The offer

The Black Horse is available on our investment tenancy agreement. Click here for more information on this agreement. Please refer to the 'Refurbishment Details' section for details of the investment being made.

What we're planning & why

An investment of approximately £450,000 is planned to deliver a full transformation of the Black Horse, covering its interior, exterior and pub garden. The scheme is designed to create a more distinctive, welcoming local with a compelling food and drink offer, flexible areas for different occasions and an outdoor space that becomes a major reason to visit.

What's happening?

The pub garden will be revamped to create a real standout feature, with space for 105 external covers. Together with improvements to the connection between the inside and outside, this will make it easier for guests to move between the two areas and help the pub appeal to families, groups and customers looking for relaxed outdoor socialising.

A refitted commercial kitchen will support a much stronger food proposition and help the operator develop an attractive, consistent menu for casual dining. Internally, the planned décor refresh will improve the overall customer experience across the main bar, separate dining room and snug, providing different spaces for everything from a quick drink to a meal with family or friends. There will be 83 internal covers.

New external signage will give the Black Horse a more prominent identity and a warmer welcome, helping it compete for passing and local trade. The scheme will also include refurbishment of the four-bedroom private accommodation. HEINEKEN SmartDispense will support the drinks operation.

The operator will have an important role in bringing these improvements to life. A well-executed food menu, a quality drinks selection, friendly service and a programme of locally relevant promotions will be key to creating repeat visits, making the most of the garden and strengthening the Black Horse’s reputation in the community.

Why invest?

This investment is intended to reposition the Black Horse as a stronger food-and-drink pub for Barnet, building on its loyal regulars while attracting more families and casual diners. An improved kitchen creates scope for higher food sales, while the upgraded garden and refreshed trading areas can support longer stays, more occasions and increased customer spend. The briefing projects a 100% uplift in turnover following the proposed transformation, subject to the performance of the business and successful delivery of the offer.
