Trowbridge is a thriving West Country market town situated roughly half way between Bath (12 miles) and Warminster (10 miles). Trowbridge is an administrative and commercial hub for the area and boasts excellent transport links. The excellent shops, schools and other local amenities, combined with the beautiful surrounding countryside, has made Trowbridge a popular place to live.

The future vision for this pub is to deliver a premium food and drink experience, that will attract local shoppers and businesses that are right on its doorstep.

The ideal operator will be able to offer quality traditional style pub with a modern twist, an excellent cask ale range and selective food menu.

Available on our Business Start-Up Agreement, with the following support:
  • Manage your risk: 3 year fixed term agreement that you can terminate at any time on three months' notice;
  • Reward for high standards: financial incentives for achieving high retail standards up to £3,000;
  • Financial support: Annual rent for year 1 at £17,500.

Trading Area & Facilities

Internally, the large open plan trade area is served by a central bar and commercial kitchen. The pub can cater for at least 50 covers.

Externally, as part of the completed project, repairs and decorations have been undertaken, including the installation of a new signage and lighting scheme to fit the new image and name, 'The Courthouse'.
There is no parking with the pub but locally there is ample on street parking.

Private Accommodation

The private accommodation consists of 2 bedrooms, lounge, kitchen and bathroom and an office. This will be subject to the same treatment as the rest of the pub as part of the Star Pubs & Bars Ready to Trade Promise.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
