Trading Area & Facilities

The Whip & Saddle is a one room operation with it's horse-shoe, wooden bar being the focal point. The interior needs some tidying up and we will assist with this prior to any lease being signed. The pub goes back a long way and this is reflected in the low ceilings and beam, giving the pub a cosy feel. Stained glass adds character. There is booth style and loose seating and room for darts.

The toilets and kitchen are upstairs on the first floor and the private accommodation is on the second floor.

Externally the pub is painted and well maintained and looks attractive to passing trade.

Private accommodation includes two bedrooms. In line with out Ready To Trade Promise, we will ensure private accommodation is in good condition, so that you can focus on your business.

The Estimated Licensee Fixtures & Fittings (F&F) Value assumes that the pub will be let on a Rolling Tenancy or Business Start-Up Agreement, where we own the majority of the F&F. The F&F Value for Full Repairing & Insuring Leases will be significantly more.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
