Trading Area & Facilities

Internally the Squirrel will be completely overhauled with a beautiful, contemporary design. The current layout consists of one very large single bar area with seating throughout. At one end is the dining area is separate from the bar providing for a quieter dining experience. At the other end, well away from the dining area, there is a pool table and sports TV with plenty of space around for groups of people.

Externally, a new signage and lighting scheme will greatly enhance kerb appeal. The large garden also has outdoor seating and a spacious children's play area complete with jungle gym and a large free standing barbecue. The large car park can accommodate coaches and campervans (without any facilities being supplied).

Private Accommodation

The Squirrel private accommodation consists of two bedrooms, a lounge, kitchen and bathroom. As part of the investment, we will ensure that the private accommodation is in a good state of repair so you can focus on your business.

The Estimated Licensee Fixtures & Fittings (F&F) Value assumes that the pub will be let on a Rolling Tenancy or Business Start-Up Agreement, where we own the majority of the F&F. The F&F Value for Full Repairing & Insuring Leases will be significantly more.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
