The Somerhill is situated within walking distance of Tonbridge town centre and has over 5000 adults within a 10 minute walk of it’s catchment area.  As well as being close to the town centre the pub can also retain it’s local community feel by being nestled amongst many chimney pots.

There is no food offer at the pub currently, however there is the opportunity for the right operator to introduce a basic pub food offer.  There is a small commercial kitchen with the pub as well as the opportunity to drive the business forward through live entertainment.

Trade is currently driven around games, sports and some entertainment to bring in the local community.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
Note that on FRI Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased.

A deposit of 6 month's rent will be required for operators trading under a Limited Company with no Guarantors.
