This popular community pub located in the village of Cwnbran, near Newport. The Six in Hand is well supported by a core of locals and should be the heart of the community. Although trade is currently made up purely of drinks it should cater for various clientele across a number of different occasions, especially with the introduction of an enhanced drinks offer including real ales, craft beer and premium spirits. The pub benefits from a good location on in the heart of a housing estate next to local shops and amenities which provides a large potential customer base. A well thought out 'rhythm of the week' entertainment programme including quiz nights, live music and charity events and the introduction of darts teams would help boot mid-week trade.

Trading Area & Facilities

The trading facilities at Six in Hand consists of two rooms, one has a darts board and is currently in use as a bar and the other is used as a lounge area, both have their own servery. Each room has traditional features throughout with fixed and loose seating. There is also a separate room situated on the ground floor that is being used as an office. The Six in Hand does not currently have a kitchen on site. There is a small car park outside the pub with space for approx. 8 cars.

The private accommodation at the Six in Hand consists of 3 bedrooms, bathrooms, Kitchen and living area. In line with our Ready to Trade Promise, we will ensure the private accommodation is in good condition, so that you can focus on your business.

The Estimated Licensee Fixtures & Fittings (F&F) Value assumes that the pub will be let on a Rolling Tenancy or Business Start-Up Agreement, where we own the majority of the F&F. The F&F Value for Full Repairing & Insuring Leases will be significantly more.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
