Ryans Bar is in the heart of Derby City Centre, on the high street alongside shops, businesses and the Derbion Centre. A traditional pub that attracts a variety of custom; shoppers, corporate, students and groups of both men and women.

It has traded historically as an Irish bar but has the opportunity to be something different. Currently, the pub offers a traditional pub menu but makes most of its trade through drinks sales. Trading Area & Facilities

One room operation, split into two levels which can be used as a bar and restaurant area or can equally work as a bar and entertainment area. Small galley kitchen to cater for forty covers, with ample storage.

There is no parking but being in the city centre it is accessible and is a short walk from the main bus routes.

The Private accommodation consists of 5 large rooms, kitchen and bathroom. In line with our Ready to Trade Promise, we will ensure the private accommodation is in good condition so that you can focus on your business.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
Note that on FRI Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased.
