The Queens Head is due to undergo a transformational refurbishment, to broaden this pubs appeal. Marlborough is an affluent village with families, professionals and business executives creating a superb potential customer base for this pub. Substantial investment will upgrade all facilities to create a more comfortable and inviting atmosphere in which customers can enjoy quality drinks and a bite to eat.

Due to receive an investment of £200k from Star Pubs & Bars, we want to create the most desirable, stylish, go-to pub in Marlborough. We will create a new commercial kitchen space to allow the new operator to create a delicious food offer combined with a complete contemporary, redecoration throughout, appealing to the affluent local market. As part of the works, we plan to maximise the outdoor space by transforming the hidden secret garden into an enviable drinking space.

Experienced Operator Required

The ideal applicant will have the necessary skills and experience to build drink sales and deliver a profitable food offer. Delivering great service and standards are of huge importance here, as are good marketing skills and the ability to integrate well with the local community. Enthusiasm, self-motivation and hard work, combined with solid business acumen, will be essential in order to capture the potential growth available at this site.

Trading Area & Facilities

Internally, this large site will receive a refurbishment to all trading areas.The commercial kitchen will receive the necessary upgrades to allow the right operator to create a profitable menu.

Externally, this already appealing site will undergo a facelift which will further improve kerb appeal, through a new lighting and signage scheme.

Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.

Where a significant investment is made in a pub by Star Pubs & Bars, an "Investment Exemption" will be required. The exemption means that the option of a Market Rent Option lease won't be available at rent review for a period of up to seven years for this site, as per The Pub Code (2016).
