Prince Of Wales Highgate

Exciting Refurbishment Planned in London

The Prince of Wales is located on Highgate High Street, a densely populated and very affluent suburb of London city. There are over 9,000 adults living within half a mile and over 38,000 within one mile. The majority of these people are young professionals aged 25-45 years old. Combining these demographics and this wealthy area, makes this site a prime opportunity for a premium pub.

The Prince of Wales will be unique from its local competition, it will not be a gastro dining pub, although it will offer great food and an exciting range of craft beers. The future vision for this site is to create a "proper pub", retaining all its current traditional charm, with a real fire and cosy atmosphere, while adding a sensitive refurbishment and new premium food and drinks menu, to ensure a unique experience and a really great local pub.

Trading Area & Facilities

Internally, the bar area will be fully redecorated in a new colour scheme as well as new wall finishes being added. New feature furniture will also be added to complete the modern twist on traditional pub styling, together with new light fittings and bric-a-brac. The existing timber flooring will be retained and stripped back along with the existing fireplaces.

To the rear of the pub it will be transformed into a fantastic space for customers to enjoy a drink with friends. New lighting, fixed benches and furniture will be added as well as decorative lighting to create a charming atmosphere.

Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.

Where a significant investment is made in a pub by Star Pubs & Bars, an "Investment Exemption" will be required. The exemption means that the option of a Market Rent Option lease won't be available at rent review for a period of up to seven years for this site, as per The Pub Code (2016).

Private Accommodation

The private accommodation at The Prince of Wales consists of one bedroom, a kitchen and living room area and a bathroom.
