The planned refurbishment includes a full internal and external redecoration, including a rename to The Posting Inn to help the pub stand out from competitors. This will also be coupled with a much improved catering kitchen and great outdoor space for customers introducing the pub's new street food and coffee offers as well as its unique external area. Internally we will transform the following:-

Kitchen - A new kitchen layout will meet demands of the pubs' new street offer

Bar Servery - Existing bar counter will be retained and refurbished and other works carried out to transform this area

Bar & Lounge Area - will receive a complete redecoration in a new colour scheme and modern, industrial style design

Externally the outside areas to the rear of the pub will be transformed to have street food theme, providing a fantastic space for customers to enjoy a drink or bite to eat. To improve the offer further new illuminated signage will be installed to reflect the pub's new name change to The Posting Inn.

Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process. Applicants should also be aware full funding is required of fixtures & fittings for this site.

Where a significant investment is made in a pub by Star Pubs & Bars, an "Investment Exemption" will be required. The exemption means that the option of a Market Rent Option lease won't be available at rent review for a period of up to seven years for this site, as per The Pub Code (2016).

Licensee accommodation at the pub consists of three bedrooms, a lounge, kitchen and bathroom. As part of our promise to you, we will ensure your private accommodation is in good order so that you can focus your energy on getting the business right.

The Estimated Licensee Fixtures & Fittings (F&F) Value assumes that the pub will be let on a Rolling Tenancy or Business Start-Up Agreement, where we own the majority of the F&F. The F&F Value for Full Repairing & Insuring Leases will be significantly more.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
