The Penny Black is a popular community pub located on the outskirts of Stockton. Stockton is a market town on the north bank of the River Tees, 8 miles from Middlesbrough and 10 miles from Darlington. The pub is situated in a large residential estate, on the outskirts of Stockton and enjoys a good reputation amongst the local community. The pub is popular for food, with it benefiting from a large dining area and also hosts regular entertainment evenings.

Due to undergo refurbishment, there is excellent opportunity for the new operator to refresh the food offer and introduce a complimentary drink offer which will help build the pub's appeal.

Trading Area & Facilities

Currently the Penny Black has a well maintained modern interior and once the planned works are complete, the pub will showcase a refreshed, contemporary interior decor complete with new or revamped fixtures & fittings and soft finishes throughout. This refurbishment will make the most of the large dining area and catering kitchen, which can accommodate around 60 guests.

Externally the pub has a modern part painted, part brick facade and as part of the refurbishment plans the outside will undergo a facelift, which will see much improved kerb appeal through a new lighting & signage scheme. The pub also benefits from a large car park and an outside seating area, which adds additional appeal in the summer months.

Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process. Where a significant investment is made in a pub by Star Pubs & Bars, an "Investment Exemption" will be required. The exemption means that the option of a Market Rent Option lease won't be available at rent review for a period of up to seven years for this site, as per The Pub Code (2016).

The private accommodation consists of three bedrooms, lounge, kitchen and bathroom. Where required there will be appropriate works carried out in line with the Star Pubs & Bars Ready to Trade Promise.
