Old House At Home Birkenhead

"Lively Local Pub Situated just under a mile from Birkenhead town centre, The Old House At Home is a well-known, traditional sports pub. Given its roadside location, the pub occupies a desirable location with good levels of passing trade and residential accommodation all around the pub, providing a ready-made customer base. The bar has ample opportunity to introduce local, quality craft beers and cask ales which Star Pubs & Bars can assist with. Revenue would also be increased with the introduction of a tasty yet simple menu and coffee offer. A timetable of weekly events including supporting local charities, quiz nights, live music and televised sport should be maintained. As a community local, being competitively priced against the local market competition is fundamental to this value proposition, which should form part of a robust business plan. Innovative Operator Wanted Do you have excellent vision and business management skills? If so, this could be the pub for you."

Trading Area & Facilities

As you enter the business you are greeted by a horseshoe bar which serves the open plan trading area. The layout is then divided into areas for pub games (pool and darts) and TV's positioned so that all can enjoy the sports viewing. The traditional presentation means that there are large areas of fixed seating so ample space to enjoy socialising with friends in what could be classed as the lounge area. While the higher tables and wooden finishes lend themselves to vertical drinking and conversation at the bar. The extensive beer garden is somewhat of a hidden asset to this pub as it is not immediately visible from the roadside. Any new operator would need to maximise the potential of this during the spring and summer months through brilliant advertising and use for well planned events such as Beer Festivals BBQ's and the like..

In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.

The Estimated Licensee Fixtures & Fittings (F&F) Value assumes that the pub will be let on a Rolling Tenancy or Business Start-Up Agreement, where we own the majority of the F&F. The F&F Value for Full Repairing & Insuring Leases will be significantly more.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
