Trading Area & Facilities

Internally, the bar area, lounge and function room will be fully redecorated in a new contemporary colour scheme giving a warm welcoming atmosphere. New feature furniture will also be added to improve presentation of the pub overall. New French doors leading from the bar to function room, which will be opened when the function room is not in use, opening up the layout, improving flow and allowing for greater usage of this area at busy times.

To the rear of the pub a brand-new courtyard garden area will be created, making the most of the space available and providing a fantastic area for customers to enjoy a drink with friends. New lighting, reclaimed timber picnic benches and furniture will be added as well as decorative lighting to create a cosy atmosphere.

Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.

The private accommodation at The Old Hall Tavern consists of three to four bedrooms, a kitchen, living room and a bathroom. In line with our 'Ready To Trade Promise', should any works be required, we will ensure your private accommodation is in good order so that you can focus your energy on getting the business right.

The Estimated Licensee Fixtures & Fittings (F&F) Value assumes that the pub will be let on a Rolling Tenancy or Business Start-Up Agreement, where we own the majority of the F&F. The F&F Value for Full Repairing & Insuring Leases will be significantly more.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
