Trading Area & Facilities

Newborough Arms is a central bar operation with two main trading areas all well maintained to a high standard. The layout has a number of small snug areas, an open fireplace, and a large restaurant area that is also used for hire as a function room. The Pub has a seating capacity for circa 80 supported by a catering kitchen and fixed carvery area. The pub benefits from a large beer garden to the rear of the pub. The car park can accommodate circa 40 cars.

Private accommodation onsite consists of three bedrooms, a kitchen, a living room and a bathroom. In line with our Ready to Trade Promise, we will ensure the private accommodation is in good condition, so that you can focus on your business.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
Note that on FRI Agreements deposits will always be 3 month's rent in advance and fixtures and fittings (F&F) must always be purchased.

A deposit of 6 month's rent will be required for operators trading under a Limited Company with no Guarantors.
