Kings Oak Kings Norton

Community Focused Pub

The Kings Oak is located in a densely populated suburb of Birmingham. The local area has over 62,000 adults living within walking distance of the pub which means there is strong potential for the venue to take full advantage of the high number of residents living close-by. The Kings Oak currently has a strong drinks trade. There is, however, potential for a simple, quality food menu to be introduced to help increase footfall and grow revenue. The pub also benefits from other revenue streams that include a function room, jukebox, pub machines and live music.

Do you know how to build a pub business that is the heart of the local community? If so, Star Pubs and Bars want to become your partner. We are looking for someone who can embrace the locals, build a community atmosphere and drive trade through functions, sports and weekend entertainment.

he front-facing exterior of the pub boasts three large, arched windows that let in ample natural light. There is a large car park to the front of the venue that is shared with local retailers. The Kings Oak can also benefit from this passing trade.

In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.

The Estimated Licensee Fixtures & Fittings (F&F) Value assumes that the pub will be let on a Rolling Tenancy or Business Start-Up Agreement, where we own the majority of the F&F. The F&F Value for Full Repairing & Insuring Leases will be significantly more.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.

Initial costs for a Fully Repairing and Insuring lease will be higher as rent is invoiced monthly in advance and all fixtures and fittings must be purchased
