Keoghs Nottingham

Lively Bar in City Centre Location with Planned Refurbishment

Located next to the newly modernised Victoria Centre is where you will find Keogh's Irish Bar on Mansfield Road, Nottingham City Centre. A traditional Irish Pub which is known for its relaxed and friendly atmosphere. Ideally located in central Nottingham, this site attracts custom from frequently passing trade in addition to custom from residents in the surrounding area made up of families and students.

The future offer is quick turnaround bar food, an introduction of sharing boards would further enhance this. A good coffee option would be great to welcome and attract the cafe crowd during the day, taking advantage of those passing locals and tourists to the city of Nottingham. Entertainment is provided with live music.

City Centre Operator Required

Can you create a great atmosphere for your guests? Ideally you will already have experience in running a city centre venue and be able to create a great food offer and on trend premium drinks offer.

Trading Area & Facilities

Currently, Keogh's Bar is what you would expect an Irish Bar to look like. A traditional open plan area with a long wooden bar servery, plenty of open space for standing and comfortable seating for guests to grab a snack, or enjoy that perfect pint. Full details on the planned refurbishment are coming soon...

Externally there the plans are to open the outside terrace where guests can enjoy alfresco dining and drinking.

Private Accommodation

The private accommodation at the Keogh's consists of five bedrooms, kitchen, lounge and bathroom. In line with our 'Ready to Trade Promise', should any works be required, we will ensure your private accommodation is in good order so that you can focus your energy on getting business right.

In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.

The Estimated Licensee Fixtures & Fittings (F&F) Value assumes that the pub will be let on a Rolling Tenancy or Business Start-Up Agreement, where we own the majority of the F&F. The F&F Value for Full Repairing & Insuring Leases will be significantly more.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
