Due to undergo a major investment of £250k from Star Pubs & Bars, the John Gregory is a large family friendly pub situated in a residential area and well supported by the families and communities that surround it. Popular with locals and visitors alike, the pub has great kerb appeal with large conservatories surrounding the building.

The refurbishment will reposition the pub as a female and family friendly great community local, offering locally sourced, homemade food.Planned works include opening up the trading areas, adding fixed seating for dining, complimented with soft furnishings throughout. There are tables outside looking onto a grassed area for an alfresco dining experience. This pub is very food driven with a large restaurant and kitchen area to support this. It also has a function room for rental, adding potential income.

The food offer will be based on pub classics with a focus on quality and provenance, and there is the opportunity to expand this offer with our bolt on specials and this can be agreed as part of our business planning discussions. The drinks range is centrally driven and will have both leading national brands and local heroes, allowing this pub to excel in its local market.

Where a significant investment is made in a pub by Star Pubs & Bars, an "Investment Exemption" will be required. The exemption means that the option of a Market Rent Option lease won't be available at rent review for a period of up to seven years for this site, as per The Pub Code (2016).
