Hop Pole

Hop Pole is a popular community pub well supported by a core of locals and should be the heart of the community. Although trade is currently made up purely of drinks there is the potential for the operator to introduce a small food / snack offer. The Hop Pole can cater for various clientele across a number of different occasions, especially with the introduction of an enhanced drinks offer including real ales, craft beer and premium spirits. The pub benefits from a good corner location in the heart of Bromsgrove and is surrounded by houses which provides a large potential customer base. A well thought out 'rhythm of the week' entertainment programme including Live Music, quiz nights and pool and darts teams would help boot mid-week trade. The ingoing licensee will ideally know the local area and will work up a business plan based on unlocking the potential this traditional community local has to offer.

Trading Area & Facilities

The trading area comprises of a central one bar servery. Hop Pole has a very traditional feel but is bright and airy with soft seating though out and a staged area to host live music events. It has a large room upstairs that currently used as a games room and holds 2 league sized pool tables. There is no kitchen on site but does have the potential to introduce an exciting snack food offer. Hop Pole also has a large outside trading area to the rear of the pub with traditional style bench seating which is great for alfresco drinking on those warm evenings.

Private Accommodation

The private accommodation consists of 3 bedrooms, bathroom, and Kitchen with lounge area. In line with our Ready to Trade Promise, we will ensure the private accommodation is in good condition, so that you can focus on your business.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
