Transformational refurbishment
A fabulous refurbishment will transform the Hollybush into a great destination food pub. Inside, the trading area will be split over two floors and will be totally transformed into a relaxing welcoming venue with its new layout and contemporary finishes. This will include a new kitchen area, bar servery, new lighting and upgrading the customer toilets.
Outside, we will be upgrading the pub with new external decorations and a new signage scheme. The trading area to the rear will be split into a three-level terrace with rope and post fencing and timber steps. The Hollybush is located in the small hamlet of Lower Machen on the western edge of the city of Newport within the historical boundaries of Monmouthshire. Surrounded by beautiful countryside the Hollybush sits in an acre of land. It has its own stream running through and lots of garden area for the customers to enjoy. This great location benefits from ample tourist trade, due to it’s prominence to Cardiff and the many attractions you will find in Monmouthshire. It is also superb walking country. The demographics show an opportunity of circa 246,000 adults within 20 minutes driving distance making this an idea destination venue for locals and visitors to the area.
Additional to all this the Hollybush has a standalone two-bedroom cottage that could be let out to visitors generating an additional income steam.

Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.
Where a significant investment is made in a pub by Star Pubs & Bars, an "Investment Exemption" will be required. The exemption means that the option of a Market Rent Option lease won't be available at rent review for a period of up to seven years for this site, as per The Pub Code (2016).
