Gaer Inn consists of two roomed trading areas, one is currently used as a bar with pool table and the other is a lounge area both served by separate bars. There is a large catering kitchen which is situated on first floor serviced by a food lift. Outside space consists of a large split level trading area, the upper space is covered while the lower part is a large grassed area both have benched style seating, ideal for families. The site has a large car park with space for up to 24 cars. Gaer Inn has 4 potential letting rooms at the Gaer Inn which do need upgrading but would provide another income stream to the business.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
