Trading Area & Facilities

The internal refurbishment works will include; zoned areas for drinking, casual dining and dining will be established through the use of new floor finishes including carpet, timber and tiles. A new feature fireplace will be installed to link the drinking and casual dining areas more effectively.

The bar servery and back bar will be revived to enhance marketing opportunities and service. A mixture of high and low level seating will be available throughout. Additionally, new glass doors will be installed to create a more welcoming entrance to the venue.

Kitchen - The current kitchen will be extended into part
of the existing cellar area and current equipment will be
upgraded to enable a larger food service.

Cellar - Smart Dispense will be installed to allow for a
successful beer and cider offer.

Toilets - The toilets will also receive a full refurbishment in
line with the new high standards of this venue.

Externally; The exterior of the building is already in great condition but it will be enhanced by a full redecoration including new lighting and signage.

All external areas will be cleaned and additional festoon lighting will be added to the covered area on the right hand side of the building.

The site boasts two, well maintained external trading areas which boosts trade during summer months. A substantial car park exists to the front of the site.

Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process. Applicants should also be aware full funding is required of fixtures & fittings for this site.

Where a significant investment is made in a pub by Star Pubs & Bars, an "Investment Exemption" will be required. The exemption means that the option of a Market Rent Option lease won't be available at rent review for a period of up to seven years for this site, as per The Pub Code (2016).
