Farmers Holmfirth

Gorgeous Little Country Pub

The Farmers Arms is nestled on the outskirts of Holmfirth, just off the A6024. The rural, leafy countryside surrounding it is peaceful and charming - the area is famed for having been used as the location for beloved BBC sitcom, Last of the Summer Wine. The neighbouring community consists mainly of families and mature professionals who live a comfortable lifestyle - however, as various rural walking routes pass by the pub, clientele can consist of tourists also.

Visitors to the pub currently enjoy a classic country pub fayre menu and cask ales in a cosy, welcoming setting. The pub's traditional British pub design - which includes exposed beams and open fireplaces - offers a comforting and relaxing atmosphere to its guests. There is also a function room on site which can cater to up to 30 people.

Are you a passionate and ambitious operator with a love for rural life?

For The Farmers Arms, we are keen to partner with an operator who has not only a passion for excellent customer service but also the ambition to market the pub through social media in an effort to develop its presence in the surrounding area. Knowledge of cask ale would be beneficial.

In order to ensure a successful start-up, all applicants must have a minimum £10,000 un-borrowed funds.

The Estimated Licensee Fixtures & Fittings (F&F) Value assumes that the pub will be let on a Rolling Tenancy or Business Start-Up Agreement, where we own the majority of the F&F. The F&F Value for Full Repairing & Insuring Leases will be significantly more.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.

Initial costs for a Fully Repairing and Insuring lease will be higher as rent is invoiced monthly in advance and all fixtures and fittings must be purchased
