Available on our Business Start-Up Agreement with a Support Package, The Dog & Partridge is superb village pub. Renowned for a fantastic atmosphere, this pub is situated within a densely populated residential area, the pub is the hub of the community.

In good repair following a refresh in 2012, the pub received a new signage and lighting scheme, combined with redecoration of the trading areas. There is a strong cask ale following and this could be complimented by introducing a simple back bar snack offer.

Can you place yourself in the very heart of this community? The future vision for the site is to provide a simple snack menu and continue to grow the drinks element of the trade. The ability to demonstrate previous business ownership is preferred.

Available on our Business Start-Up Agreement, with the following support:
  • Manage your risk: 3 year fixed term agreement that you can terminate at any time on three months' notice;
  • Reward for high standards: financial incentives for achieving high retail standards up to £3,000;
  • Financial support: payment of accountant and stocktaking charge including the till system to the value of £3,800

Trading Area & Facilities

In good condition throughout, the pub layout consists of a single bar, lounge and separate games area. Although there is no catering kitchen onsite, The Dog & Partridge has a food preparation area which is under-utilised at present.

Externally there is a car park to the side and some outside space.

The private accommodation consists of a lounge, kitchen, bathroom, office, storeroom and three bedrooms. As part of our promise to you, we will ensure your private accommodation is in good order so that you can focus your energy on getting the business right.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
