Trading Area & Facilities

The Caledonian is arranged over three floors currently. The ground floor comprises the reception and office space, a lounge bar, public bar & cellar and storage. The 60 seater restaurant occupies the first floor and boasts impressive harbour views. The first floor also has the large commercial kitchen and storage along with 3 of the letting rooms, all en suite. The other 7 en suite letting rooms take up the second floor and the 3 bedroom private accommodation is also here, this could be adapted in to further letting rooms. The current 10 letting rooms consist of 3 double rooms, 2 twin rooms and 5 single rooms. There is planned investment at the hotel and any applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.

The private accommodation consists of 3 bedrooms, kitchen & bathroom and a lounge and where required there will be appropriate works carried out in line with the Star Pubs & Bars Ready to Trade Promise.

The Estimated Licensee Fixtures & Fittings (F&F) Value assumes that the pub will be let on a Rolling Tenancy or Business Start-Up Agreement, where we own the majority of the F&F. The F&F Value for Full Repairing & Insuring Leases will be significantly more.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
