Situated at the edge of the town centre of Yeovil, South Somerset, the Butchers Arms is the subject of a proposed refurbishment. Primarily drinks led with a focus on sport, the bar two large screens to show Sky Sports, a darts board to attract local teams and a Skittle alley which can be hired out. Previously cask marque accredited, there is the opportunity to regain the notable cask award to appeal to cask ale aficionados. A simple sandwich and snack menu is on offer throughout the day and this offer should be expanded on to attract a lunch time and evening trade.

Trading Area & Facilities

The Butchers Arms is solid stone building with a traditional wooden bar. It has a skittle ally to the rear of the pub that can be hired out. While the pub does have kitchen facilities, these are limited and only offers cold snacks such as pies and sandwiches.

The pub has an attractive facade, with caramel, coloured traditional market town brickwork and a small beer garden with benches also to the rear of the premises.

Applicants should be aware that all refurbishments are subject to final board approval which will be determined as part of the leasing process.

Where a significant investment is made in a pub by Star Pubs & Bars, an "Investment Exemption" will be required. The exemption means that the option of a Market Rent Option lease won't be available at rent review for a period of up to seven years for this site, as per The Pub Code (2016).
