Nestled within the peaceful village of Gomersal, this traditional community pub appeals to both locals and visitors alike. Positioned at a crossroads on one of the main through roads of the village, the pub already has established trade in both drinks and food. Due to it's proximity to larger towns such as Cleckheaton and Batley, the pub has the ability to gain plenty of trade through it's food menu, such as it's Sunday roasts.

There is the option for outdoor trade due to the large beer garden at the rear of the property and some seating space to the front. Trading Area & Facilities

The Bull's Head is a fairly large pub with an open plan bar and traditional tap room leading off from the entrance. One seating section to the rear of the pub could be used as a separate dining room. The interior design is traditional and homely and includes a fireplace and booth seating.

Externally, the pub is quite charming with its floral hanging baskets and red paint work. There is a children's play area at the front of the property and space for outdoor trade. To the rear of the pub is a large beer garden which has potential to be very popular during the summer months. Car parking is also available.

Private Accommodation

The private accommodation consists of three bedrooms, kitchen & bathroom and a lounge. Where required there will be appropriate works carried out in line with the Star Pubs & Bars Ready to Trade Promise.

The Estimated Licensee Fixtures & Fittings (F&F) Value assumes that the pub will be let on a Rolling Tenancy or Business Start-Up Agreement, where we own the majority of the F&F. The F&F Value for Full Repairing & Insuring Leases will be significantly more.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
