Situated just off the high street and surrounded by houses, The Boat is in a prime location. It is a traditional drinks lead pub that is very well supported by the local community. It currently has large screen TV to support all live sporting events. With a well thought out 'rhythm of the week' entertainment programme including quiz nights, live music and charity events and the introduction of pool and darts teams the business has the potential to boot mid-week trade.

Trading Area & Facilities

The Boat has one large open plan trading area consisting of a central bar with fixed seating and tables all around the room.
There is a small outside trading area that has bench style seating and is a real suntrap on those warm sunny days.
With no catering kitchen on site The Boat does not currently have a food offer but the business could introduce a back bar snack offer.

The private accommodation consists of 3 bedrooms, 1 small box room, bathroom, Kitchen and lounge area. In line with our Ready to Trade Promise, we will ensure the private accommodation is in good condition, so that you can focus on your business

The Estimated Licensee Fixtures & Fittings (F&F) Value assumes that the pub will be let on a Rolling Tenancy or Business Start-Up Agreement, where we own the majority of the F&F. The F&F Value for Full Repairing & Insuring Leases will be significantly more.

The calculation of the Estimated Minimum Ingoing Costs assumes a minimum deposit of 1 month's rent or £3,000 (whichever is greater) and that fixtures and fittings (F&F) are rented. The subsequent deposit build up and F&F rental costs are not included in the rent model or ongoing costs below.
